Sunrise Lakes' senior demographic, the city's 1970s–80s housing concentration, master-planned community density west, and Sawgrass commercial corridor combine into a distinctive market.
Sunrise Lakes is one of Florida's largest condo retirement communities
Roughly 10,000 condo units across Sunrise Lakes Phase I through Phase IV, built largely 1971–1990. Senior demographic concentration means daytime appointments, careful access in lived-in units, hearing-friendly communication, and respect for routines matter. Many residents are on fixed income — we quote honestly and explain repair-vs-repipe economics clearly.
Sunrise Lakes condo-riser failures
The 1971–1990 Sunrise Lakes building stock uses copper riser stacks now 35–55 years old. Pinhole failures in risers affect multiple units simultaneously. Diagnosis requires unit-to-unit moisture mapping; repair requires building-engineer coordination for shutoffs and common-area access.
→ Building-engineer coordination standard.Welleby + Sunset Strip slab housing
Welleby, Sunset Strip, and Sunrise Estates were built largely 1975–1990 — slab-on-grade with Type L copper supply throughout. Now 35–50 years old, with the oldest examples in the design-life failure window. Reroute through walls/attic typical to avoid concrete cuts.
→ Reroute-not-cut on aging slab copper.Senior-tenant communication
Sunrise Lakes and surrounding senior-heavy areas need careful communication: clear written quotes, large-print invoices on request, hearing-friendly in-person explanations, family-contact coordination when authorized. We work at the resident's pace; rush isn't the default mode.
→ Senior-friendly scheduling and communication.Sawgrass master-planned west
The Sawgrass area master-planned communities (Sawgrass Lakes, Cypress Cove, Bear Lake) built 1990s–2000s use CPVC supply with PEX-A in newer builds. HOA-aware documentation is the baseline expectation in these zones.
→ HOA documentation on Sawgrass-area work. What's in your Sunrise home by build year
Sunrise's housing concentrates 1965–1990 with master-planned expansion through 2010.
Original Sunrise core · pre-incorporation small footprint
Small fraction of Sunrise housing predates the major buildout. Slab-on-grade or pier-and-beam with Type L copper or remaining galvanized. Most have had partial repipe.
Type L copper / late galvanizedSunrise Lakes Phase I–III · Sunset Strip · Welleby
Major buildout era. Slab-on-grade Type L copper supply. Sunrise Lakes condo-riser stacks. Now 40–60 years old — copper at end of design life. Heaviest call density.
Type L copper → end of lifeSunrise Lakes Phase IV · Sawgrass area initial buildout
Continued condo expansion + Sawgrass area master-planned start. Mix of Type L copper, polybutylene (1985–95 cluster), CPVC late period. Slab-on-grade dominant.
Mixed copper + PB cluster + CPVCSawgrass Lakes · Cypress Cove · Bear Lake · master-planned expansion
CPVC supply dominant in tract residential. PEX-A increasingly common. Modern hurricane-resistant construction. Sawgrass Mills + arena commercial expansion drives residential development.
CPVC + PEX-A transitionModern infill · luxury rebuilds · build-to-rent
PEX-A standard. Modern hurricane-rated fixtures, code-required emergency shutoffs. Low residential failure rate. Continued expansion driven by Sawgrass corridor commercial growth.

What residents need to know about local service
Sunrise is served by City of Sunrise Utilities for most residential service, with Broward County WWS in some unincorporated edges.
Service responsibility
City of Sunrise Utilities owns the meter and the line from main to meter inside city limits. Anything from meter back is homeowner responsibility. Customer service: 954-572-2400.
Condo association coordination
Sunrise Lakes and other condo associations have specific protocols for unit-side plumbing work — water shutoff scheduling, common-area access, notification requirements. We work with building engineers, not around them.
Senior-resident documentation
Large-print invoices, written quotes before work begins, family-contact authorization for major decisions, and Medicare/Medicaid-compatible billing structure when applicable for assisted-living context.
Water chemistry
Sunrise sources from the Biscayne Aquifer with treatment. Moderate hardness (140–200 mg/L), chloramine disinfection. Standard South Florida specs apply.
